No. It's a starting estimate based on the numbers you enter, not an appraisal and not a commitment to lend. Actual bridge amount and terms depend on appraisal, credit, income, reserves, and the specific loan program.
Why does the calculator assume 65-80% loan-to-value on my equity?
Bridge loan programs commonly cap the bridge amount at roughly 65-80% of your net equity in the departing home, with some programs extending to about 85%. We use that range as a planning assumption; your actual cap depends on the program and your file.
What does the coverage percentage mean?
It compares your estimated bridge amount to a standard 20% down payment on your target home. Above 100% means the estimated bridge covers the full 20% down payment with room left over; below 100% means it covers part of it, and the rest would need to come from savings or another source.
